Golden Gate Heights Home with Va-va-vooommm Views – 2192 Funston Avenue, $1,680,000

Someone pinch me

Someone pinch me

Once in a blue moon — something spectacular hits the market — and on Sunday, February 10th,  2192 Funston Avenue will be Golden Gate Heights’ shining star.
This newly constructed home literally gleams.  Really.  I was at the property on Wednesday night so our photographer could take Twilight photos.  All I wanted was some spectacular sunset shots so I was surprised when the photographer was aiming his camera at the house not at the Ocean.   The photographer had me turn all the lights on in the house so he could take photos of the house sparkling from the street.  That’s when a lightbulb went off and I realized– yes, THIS home is magical in the evening.
All sorts of stuff glowed.  The kitchen counter — the hood over the stove — the trim around the room — the glass railing of the stairs.  Evenings will be the time when this house will be humming with life.  Someone will be doing dishes, struggling with homework, brushing teeth, giving baths, watching The Colbert Report (at least that’s what happens in my house!).

One of my favorite features of 2192 Funston is the elevator.   As someone with elderly parents, I know first-hand that an elevator would sure be handy.  I have many aging clients who have decided to sell their  San Francisco homes because can no longer manage the stairs.  The elevator of 2192 Funston could really make a difference for an individual or entire family unit.

The other thing that makes this home extra special is the penthouse room that Darryl and I have named, “The Hawk’s Nest.” We originally called it the “Eagle’s Nest” but when neighbor Shirley said the land to the left of the property at the end of the cul-de-sac was called, “Hawk Hill,” we totally got jazzed.  Standing in “The Hawk’s Nest,” I felt like I ascended into an entirely new state of being.  It’s peaceful.  It’s breathtaking.  It’s the cherry-on-top.
And so there we are — check out this stunning home.
  • 4 bedrooms, 3.5 bathrooms
  • 4 stories over two-car garage
  • Elevator access to 4 levels
  • Sweeping ocean views
  • Zen penthouse office with large walk-out roof deck
  • Luxurious over-sized master suite with private walk-out deck
  • Family Entertainment Level with wet bar and wine refrigerator
  • Contemporary open floor plan with gourmet kitchen, dining and living areas
  • Dramatic floor to ceiling windows throughout
  • 3,220 Square Feet
  • New construction from ground up –  2013
  • $1,680,000

Korean Steak Sandwich Video Review – Rhea’s Deli is da’ Bomb

Ever have the craving for a masterpiece??? I needed a sandwich today and it had to be the Korean Steak Sandwich from Rhea’s Market & Deli on 19th and Valencia. I don’t go there often, but when I do, I order the same darn thing. I was taken aback by George who has managed the deli for over 7 years — when I explained that my son has allergies — he goes, “Oh, yeah, Kyle who can’t have cheese and mayo. He’s the one who sticks his head out the car window.”

Ahhh, George — he remembered the video and Yelp review I did of Rhea’s two years ago! Thanks to George, “the most interesting person in the Mission” — I happily repost the video.

Two things to note. 1. prices have gone up a little. My favorite sandwich is now $8.99. 2. The owner will be opening a second sandwich shop on 20th and Bryant. The good thing about the new location is that they’ll be able to make the Chicken Katsu sandwich there because of the licensed kitchen. Yay, KATSU makes a comeback!

Calling those who need the surf!

San Francisco has so many fabulous microclimates and it is clear to me that there’s a neighborhood for everyone.  Are you someone who needs to be near the rejuvenating power and life force of the ocean?  My business partner Darryl Honda and I have the perfect condo listing for you.  It’s 825 La Playa #430, a one bedroom, one bath condo right on Ocean Beach for $395,000.   Truly, the ocean is humbling to watch as you wake up in the morning or go down to bed . . . sigh . . . it puts your whole world into perspective.

What I love is that the sellers are from Hawaii and the unit definitely has their clean aloha vibe.  There’s lots of great natural light and southern exposure, unobstructed views, spacious living and dining area, and an in-unit washer and dryer.  The unit comes with one assigned parking space in the underground garage and a storage space for your surf board or other bulky stuff.

The home is located by all things good and zen — including Land’s End, Golden Gate Park and Ocean Beach.  Forgot to buy milk?  No problem, walk across the street to Safeway.  Want to take your friends out to breakfast?  Easy . . . Beach Chalet, Cliff House or Louis’.  Going downtown?  Take the 38 Geary, 31 Balboa or 5 Fulton.  Need fabulous view of the sunset? Stay home and look out living room window!

Is the inventory low or is it my imagination?

Gosh! Only 1.5 months of inventory?

Do you get giddy looking at graphs like I do?  Let me explain in plain English to San Francisco Buyers.

The bottom of the market is long gone. It is NOT a BUYER’S market. Get that bargain hunting attitude out of your noodle. Last April there was five months of inventory.  The definition of a Buyer’s Market is when there is OVER six months of inventory.  Now there is only 1.5 months of inventory. It is now a SELLER’S market. The inventory is LOW and there are lots of eager buyer’s out there.  I was expecting a flood of inventory in January 2012, but it’s just trickling in.

That doesn’t mean Sellers can get the sky and moon and be outlandish hoping for 2007 heyday prices. It just means that if sellers price their house right and their house isn’t quirky – they’ll get a sale. So if you know someone who is thinking of selling — now is a great time to hit the market.

Property Pick of the Week — Retreat in the Midst of the Mission Dolores Mix $1.225M

Do you know slices of heaven are located in San Francisco’s alleyways?  Really.  Forget the big streets like Church and Dolores and get snuggly with the little nooks and crannies of San Francisco.  Case in point, this gorgeous single-family home retreat and large 3 bedroom, 2.5 bath home at 232 Clinton Park.  Where’s that?  Just think, Market Street Safeway . . . PetCo . . . 14th Street . . . Dubooce .  . and Dolores.  Then erase all the busy-ness and think “Ahhh, yogi retreat.”  This home is an updated, gorgeous Victorian without all the strange boxiness.  The seller has a fetish for light fixtures and I think I do too.  High ceilings, home offices, big bathrooms . . .  ummmmm.

You want in?  Give me a call at 415-290-3378 because I’ll hook you up girl (or guy)!

UPDATE:  Sold in 13 days with an ALL-CASH OFFER of $1,400,001.

Property Pick of the Week: Bernalicious Home at $499K

Oh man — this is a CUTIE!!!! A single family home that’s small, compact and so, so clever.  I saw this on Zephyr tour today and I thought, damn, I wish I was young and single again because this is a real retreat in the midst of all good things about Bernal Heights. A great buy in a great neighborhood.

414 Jarboe between Gates and Folsom (1 block from Cortland).  1 bedroom, 1 bath, 1 car parking – $499K list price.

And if I’m writing the contract, I insist that the PacMan machine is included in the sale!

Year of the Dragon — All Ready to Rock and Roll

Goung Hay Fot Choy everyone!  Oh man, I’m already wiped out — ragged from exhaustion of cleaning the house, running around on Clement Street to get the prettiest wrapped candies, and hunting down the crispiest money from a bank that most Chinese don’t frequent (B of A in the Castro). Somehow, I took all this Chinese New Year prep more seriously this year.  When cleaning — I decided to go through the bathroom cabinets  to toss old make up and gas permeable contact lenses that I haven’t worn in over eight years.  I found my mommy journal when Kyle was a newborn and I stopped writing in it when he was two years old.  I nearly tackled re-caulking the bathtub but my friend Kelly Quon reigned me in.

All in all — it was nice to go into a sparkling bathroom this morning and send my boys off to school in their new red clothes.

I even ran an errand at the post office and scored with their beautiful new Dragon Forever Stamps.  So much better than those boring flag and liberty bells stamps.  And yes, postage went up today by a cent.  Costs 45 cents now.

Happy Chinese New Year my friends.  I’m off to take a nap!

What’s your status? Properties are WAY more complicated than people!

Single, married, looking — it’s pretty simple with humans. But when buyers search for properties on the internet, its hard to know which property is active, in contract, and whether the seller is open to having a back-up offer submitted. Well thankfully, in January 2012, the San Francisco Association of Realtors made some neat changes in the status definitions that are posted in the MLS (multiple listing service). I did my happy dance. Now my buyers and I can figure out where to spend our collective efforts when searching for that perfect home.

Here are the official definitions and a bit of my commentary

Active: No accepted offer (Quick, run like a bunny, let’s go for it!)

Act. Cont.-Short Sale: Accepted offer pending lender approval, additional offers being sought (If you’re the patient type, this could be an opportunity to still check out)

Act. Cont. – Rel. Clause: Accepted offer with a subject to sale seller release clause, additional offers being sought (Some other party is in contract but, who knows, their deal may fall apart especially because the short-sale process takes FOREVER!  I could ask the listing agent how strong their primary offer is and whether it’s teetering off a cliff)

Act. Cont. – Show: Accepted offer with Buyer contingency provisions such as inspections, accepting back-up offers (In my experience 50% of the time those deals don’t make it and they go to the back-up offer.  Go for it!)

Act. Cont. – Probate: Accepted offer, available to be overbid through the court confirmation process (This is a whole different beast.  Need to find out how much the calculated overbid price must be to even compete)

Pending: The Seller has accepted an offer and is not soliciting additional offers (The primary offer has released all their contingencies so they’re nearly at the finish line of getting their deal done. Let’s not waste our time at that property).

Temp. Off Market: The listing contract is still valid, but the property is not being actively marketed and there is no accepted offer. Temp. Off Market listings will not be allowed to be relisted as new.  (Hmmm, curious.  It may be worth it for me to call the listing agent to find out the backstory.  Perhaps a hidden opportunity!)

Withdrawn – Cancel: The listing agreement has been cancelled (Hmm, probably listed too high or something quirky about the property.  Even so, if you’re really interested in the property I can do some sleuth background work and the seller might still be interested in your offer)

Withdrawn – Duplicate: Duplicate listing, property can be found as pending or sold in another category.  (Some properties are marketed in multiple categories.  For example a duplex might be listed in the multi-unit building section of the MLS for $1.2 million AND as two TICs at $600K per unit.)

Expired: The listing agreement has expired (I call this “Market Rejected” — very likely an overpriced property)

Sold: Escrow has closed (Either — “Yay, we got it!  Too bad y’all!” or “Aww, shucks, the search goes on!”)

Property Pick of the Week: 49er Fixer – Strike Gold in the Sunset! $550,000

I know you have lots to do today — clean your house before Chinese New Year’s on Monday and prepare football fare for today’s epic football game between our San Francisco 49ers and the New York Giants at 3:30. Even so — you’ve gotta squeeze in time between 1:00 and 3:00 to see this great fixer in the Central Sunset. Do I need to remind you that Year of the Dragon about seizing opportunity and striking gold?

OPEN Sunday, January 22nd, 1-3
1354 24th Avenue, San Francisco
Between Irving and Judah
$550,000

This two bedroom, 1 bath home is a real fixer. When you see peeling paint, an aged kitchen, large garage — you’re noggin is saying, “Opportunity, dream house, do-it-my-way!” This house is located right in the mix of the great restaurants like Marnee Thai, Asian grocery stores, and fresh produce from 22nd and Irving. Transportation is EASY with the N-Judah only 1/2 a block away. The kicker is that the property is zoned R-2 so you may be able to build a duplex like the two it sits between.

This property will GO FAST and that contractor types are going to seize this baby. So don’t let your love for the 49ers blind you from this opportunity!

Bernal Heights Beauty – 3BR, 3BA – $1,275,000 [Just SOLD]

Everything about 315 Precita is wonderful — starting with the neighborhood.  This gorgeous home sits along Precita Park — a great place for picnics, neighborhood film night and walking your dog.  It’s a slice of Bernal Heights heaven and just a hop, skip and jump from the action in the Mission.

I represented the buyer of this lovely property.  It’s a 3 Bedroom, 3 Full Bathroom, 2,100 Square Foot home with meticulous attention to all sorts of details like lighting for the wine refrigerator, steam sauna with limestone tile, media room with integrated sound system, and a VAVOOM hood for the gourmet Viking Range stove.  The seller was actually the listing agent and he was a pleasure to work with.

We got our offer in within that first week — and boom, beat another buyer to the punch.  It’s really nice when other buyers and agents are on vacation in August and my buyer is focused and I’m still working hard.  Win-win!
