I have a great affection for the Lakeshore neighborhood.  As a former Lowell-lite — I know every rock and stone of Eucalyptus Drive from the M Ocean MUNI Metro stop to Meadowbrook Drive.  I wasn’t a homebuyer back then but I could tell from the lawns, plantings and paint jobs that there was incredible neighborhood pride. Moreover, I didn’t even THINK of doing any naughty high school silliness because there was always a neighbor watching.  As an adult, that’s exactly the kind of neighborhood I want.

So it is my delight to be the Listing Agent of 1400 Eucalyptus.

I’ve got lots of love for this home.

1.  I love the layout.  This split-level ranch home has great flow between the newly remodeled kitchen, dining room and living room.  The bedrooms are nicely sized and clustered in the West Wing (impressive sounding).

2.  I love the kitchen.  It’s GORGEOUS.  The quartz counter gleams, the chocolate cabinets provide tons of storage and the appliance are vavavoom beautiful.  My favorite appliance is the oven.  Do me a favor, if you come to the Open House this Sunday, May 6th, 2 to 5PM, please open the oven.

 

3.  I love the location.  This is a corner lot so it gets lots of wonderful light.   I talked to the neighbor across the street about how he felt being so close to an elementary school and he said, “No problem.  I’m at work before the school kids get dropped off and picked up.  Come evening, the school is desolate so the area is nice and quiet.”

4.  I love the convenience.  Lakeshore Plaza and Stonestown Galleria are only a few blocks away.  I can zip onto 280 by wiggling over to Lake Merced Boulevard and making a left onto Brotherhood Drive.  If your kid gets into Lowell High School, he’ll be able to roll out of bed and crawl to his 8:00 AM AP Chemistry Class with Mr. Fong.

Korean Steak Sandwich Video Review – Rhea’s Deli is da’ Bomb

Ever have the craving for a masterpiece??? I needed a sandwich today and it had to be the Korean Steak Sandwich from Rhea’s Market & Deli on 19th and Valencia. I don’t go there often, but when I do, I order the same darn thing. I was taken aback by George who has managed the deli for over 7 years — when I explained that my son has allergies — he goes, “Oh, yeah, Kyle who can’t have cheese and mayo. He’s the one who sticks his head out the car window.”

Ahhh, George — he remembered the video and Yelp review I did of Rhea’s two years ago! Thanks to George, “the most interesting person in the Mission” — I happily repost the video.

Two things to note. 1. prices have gone up a little. My favorite sandwich is now $8.99. 2. The owner will be opening a second sandwich shop on 20th and Bryant. The good thing about the new location is that they’ll be able to make the Chicken Katsu sandwich there because of the licensed kitchen. Yay, KATSU makes a comeback!

Property Pick of the Week: Bernalicious Home at $499K

Oh man — this is a CUTIE!!!! A single family home that’s small, compact and so, so clever.  I saw this on Zephyr tour today and I thought, damn, I wish I was young and single again because this is a real retreat in the midst of all good things about Bernal Heights. A great buy in a great neighborhood.

414 Jarboe between Gates and Folsom (1 block from Cortland).  1 bedroom, 1 bath, 1 car parking – $499K list price.

And if I’m writing the contract, I insist that the PacMan machine is included in the sale!

Year of the Dragon — All Ready to Rock and Roll

 

Goung Hay Fot Choy everyone!  Oh man, I’m already wiped out — ragged from exhaustion of cleaning the house, running around on Clement Street to get the prettiest wrapped candies, and hunting down the crispiest money from a bank that most Chinese don’t frequent (B of A in the Castro). Somehow, I took all this Chinese New Year prep more seriously this year.  When cleaning — I decided to go through the bathroom cabinets  to toss old make up and gas permeable contact lenses that I haven’t worn in over eight years.  I found my mommy journal when Kyle was a newborn and I stopped writing in it when he was two years old.  I nearly tackled re-caulking the bathtub but my friend Kelly Quon reigned me in.

All in all — it was nice to go into a sparkling bathroom this morning and send my boys off to school in their new red clothes.

I even ran an errand at the post office and scored with their beautiful new Dragon Forever Stamps.  So much better than those boring flag and liberty bells stamps.  And yes, postage went up today by a cent.  Costs 45 cents now.

Happy Chinese New Year my friends.  I’m off to take a nap!

What’s your status? Properties are WAY more complicated than people!

Single, married, looking — it’s pretty simple with humans. But when buyers search for properties on the internet, its hard to know which property is active, in contract, and whether the seller is open to having a back-up offer submitted. Well thankfully, in January 2012, the San Francisco Association of Realtors made some neat changes in the status definitions that are posted in the MLS (multiple listing service). I did my happy dance. Now my buyers and I can figure out where to spend our collective efforts when searching for that perfect home.

Here are the official definitions and a bit of my commentary

Active: No accepted offer (Quick, run like a bunny, let’s go for it!)

Act. Cont.-Short Sale: Accepted offer pending lender approval, additional offers being sought (If you’re the patient type, this could be an opportunity to still check out)

Act. Cont. – Rel. Clause: Accepted offer with a subject to sale seller release clause, additional offers being sought (Some other party is in contract but, who knows, their deal may fall apart especially because the short-sale process takes FOREVER!  I could ask the listing agent how strong their primary offer is and whether it’s teetering off a cliff)

Act. Cont. – Show: Accepted offer with Buyer contingency provisions such as inspections, accepting back-up offers (In my experience 50% of the time those deals don’t make it and they go to the back-up offer.  Go for it!)

Act. Cont. – Probate: Accepted offer, available to be overbid through the court confirmation process (This is a whole different beast.  Need to find out how much the calculated overbid price must be to even compete)

Pending: The Seller has accepted an offer and is not soliciting additional offers (The primary offer has released all their contingencies so they’re nearly at the finish line of getting their deal done. Let’s not waste our time at that property).

Temp. Off Market: The listing contract is still valid, but the property is not being actively marketed and there is no accepted offer. Temp. Off Market listings will not be allowed to be relisted as new.  (Hmmm, curious.  It may be worth it for me to call the listing agent to find out the backstory.  Perhaps a hidden opportunity!)

Withdrawn – Cancel: The listing agreement has been cancelled (Hmm, probably listed too high or something quirky about the property.  Even so, if you’re really interested in the property I can do some sleuth background work and the seller might still be interested in your offer)

Withdrawn – Duplicate: Duplicate listing, property can be found as pending or sold in another category.  (Some properties are marketed in multiple categories.  For example a duplex might be listed in the multi-unit building section of the MLS for $1.2 million AND as two TICs at $600K per unit.)

Expired: The listing agreement has expired (I call this “Market Rejected” — very likely an overpriced property)

Sold: Escrow has closed (Either — “Yay, we got it!  Too bad y’all!” or “Aww, shucks, the search goes on!”)
