Property Pick of the Week – Lakeshore Beauty, 1400 Eucalyptus $818,000

I have a great affection for the Lakeshore neighborhood.  As a former Lowell-lite — I know every rock and stone of Eucalyptus Drive from the M Ocean MUNI Metro stop to Meadowbrook Drive.  I wasn’t a homebuyer back then but I could tell from the lawns, plantings and paint jobs that there was incredible neighborhood pride. Korean Steak Sandwich Video Review – Rhea’s Deli is da’ Bomb

Ever have the craving for a masterpiece??? I needed a sandwich today and it had to be the Korean Steak Sandwich from Rhea’s Market & Deli on 19th and Valencia. I don’t go there often, but when I do, I order the same darn thing. I was taken aback by George who has managed the deli for over 7 years — when I explained that my son has allergies — he goes, “Oh, yeah, Kyle who can’t have cheese and mayo. He’s the one who sticks his head out the car window.”

Ahhh, George — he remembered the video and Yelp review I did of Rhea’s two years ago! Thanks to George, “the most interesting person in the Mission” — I happily repost the video.

Two things to note. 1. prices have gone up a little. My favorite sandwich is now $8.99. 2. The owner will be opening a second sandwich shop on 20th and Bryant. The good thing about the new location is that they’ll be able to make the Chicken Katsu sandwich there because of the licensed kitchen. Yay, KATSU makes a comeback!

Is the inventory low or is it my imagination?

Gosh! Only 1.5 months of inventory?

 

Do you get giddy looking at graphs like I do?  Let me explain in plain English to San Francisco Buyers.

 

The bottom of the market is long gone. It is NOT a BUYER’S market. Get that bargain hunting attitude out of your noodle. Last April there was five months of inventory.  The definition of a Buyer’s Market is when there is OVER six months of inventory.  Now there is only 1.5 months of inventory. It is now a SELLER’S market. The inventory is LOW and there are lots of eager buyer’s out there.  I was expecting a flood of inventory in January 2012, but it’s just trickling in.

 

That doesn’t mean Sellers can get the sky and moon and be outlandish hoping for 2007 heyday prices. It just means that if sellers price their house right and their house isn’t quirky – they’ll get a sale. So if you know someone who is thinking of selling — now is a great time to hit the market.

Oh man — this is a CUTIE!!!! A single family home that’s small, compact and so, so clever.  I saw this on Zephyr tour today and I thought, damn, I wish I was young and single again because this is a real retreat in the midst of all good things about Bernal Heights. A great buy in a great neighborhood.

Year of the Dragon — All Ready to Rock and Roll

 

Goung Hay Fot Choy everyone!  Oh man, I’m already wiped out — ragged from exhaustion of cleaning the house, running around on Clement Street to get the prettiest wrapped candies, and hunting down the crispiest money from a bank that most Chinese don’t frequent (B of A in the Castro). Somehow, I took all this Chinese New Year prep more seriously this year.  When cleaning — I decided to go through the bathroom cabinets  to toss old make up and gas permeable contact lenses that I haven’t worn in over eight years.  I found my mommy journal when Kyle was a newborn and I stopped writing in it when he was two years old.  I nearly tackled re-caulking the bathtub but my friend Kelly Quon reigned me in.

All in all — it was nice to go into a sparkling bathroom this morning and send my boys off to school in their new red clothes.

I even ran an errand at the post office and scored with their beautiful new Dragon Forever Stamps.  So much better than those boring flag and liberty bells stamps.  And yes, postage went up today by a cent.  Costs 45 cents now.

Happy Chinese New Year my friends.  I’m off to take a nap!
